  • Housing Data Gives Buyers More Leverage

Recent housing data is giving buyers a bit more leverage, and our team at The Coastal Real Estate Group is watching these shifts closely for our Delaware clients. As of late Q3, around 21% of active listings have seen price cuts, with total inventory now at over 1.16 million homes—just about 9% below what we’d consider typical before the pandemic. Buyer activity has remained measured, with homes under contract dropping about 4% year-over-year for the second consecutive month—higher mortgage costs are certainly making buyers think twice about affordability.

The national median list price sits at approximately $419K, which is down about 1% both month-over-month and year-over-year, marking nearly a year of consistent annual declines. Price per square foot has dipped by 2% as well. Sellers are still present in the market: about 6% of listings were delisted, which is steady compared to last year, but more are making price adjustments and leaving room for negotiation.

As your local advocates, we’re keeping an eye on whether these additional price cuts will bring more buyers off the sidelines, or if increasing supply and softened demand will stretch this period of adjustment. Our experience helps us navigate these market turns with a steady hand—always keeping your best interests at the forefront.

Delaware beach towns see population surge as tax savings draw new residents

It’s been remarkable to watch Sussex County transform over the past few years. Since 2020, our area has seen a 17% surge in population, fueled by Delaware’s appealing low taxes and the magnetic pull of our beautiful beaches. As REALTORS deeply rooted in this community, we’ve witnessed firsthand how these factors have driven a 57% jump in home prices. While the growth creates opportunities for buyers and investors, it also brings new challenges—local infrastructure is feeling the pressure, farmland landscapes are shifting, and affordability is becoming a real concern for many local workers. Navigating these changes takes experience and a finger on the pulse of the market, which is exactly what we bring to every client relationship. Whether you’re seeking a beach retreat or an investment opportunity, our team is dedicated to helping you make informed decisions in this evolving Sussex County market.

  • Seller Concessions Reach a New US Peak

We’re seeing a notable shift in the real estate landscape: during the rolling 3-month period ending Mid-Q3, sellers offered concessions in about 45% of US home sales—the highest Mid-Q3 level since at least 2020. This increase from approximately 43% a year prior points to a market where buyers have gained a bit more leverage, thanks to elevated inventory and lighter competition nationwide. These concessions often cover repairs, closing costs, or mortgage-rate buydowns, giving buyers more ways to manage their purchase costs beyond just negotiating the price. Sellers are adapting by using closing-cost credits and rate buydowns more frequently, creating more flexible negotiations and deal structures. About 16% of homes sold in Mid-Q3 even combined a price reduction with a concession, making it even more accessible for buyers to enter the market. At Coastal Real Estate Group, we always keep your best interests at the forefront—putting ourselves in your shoes and leveraging our experience to help you navigate these evolving trends. Communication and personalized attention remain our top priorities as we guide you through every step of your real estate journey in Delaware.
