A survey found near 70% of homeowners felt financially satisfied, versus under 50% of nonhomeowners, suggesting ownership often aligned with stronger money confidence.
Financial strain still showed up: the survey found low-40% of homeowners lived paycheck to paycheck, compared with just over 60% of nonhomeowners.
The bigger advantage came over time, as homeownership was presented as a path to equity growth and broader wealth accumulation beyond monthly budgets.
Research from a Real Estate portal linked buying by age 30 to ~23% higher net worth by age 50, or ~$119K more.
Key caution: stretching too far to buy can squeeze other priorities, since housing costs in the ~30% to 40% range may limit savings.

New Homes Offer Better Value Nationwide
New construction has become a stronger value option nationwide, as builders cut prices and add buyer incentives that many resale sellers typically cannot match.
Homeowners staying put under current mortgage conditions have limited supply of existing homes, helping new construction stand out for shoppers comparing cost and flexibility.
Markets with heavier building activity have shown how added supply can improve affordability, giving buyers more options and prompting builders to compete harder.
Builders have moved inventory with price cuts and perks like mortgage rate buydowns, a reminder for buyers to compare both new and resale options.
Affordability gains may not last if permitting keeps slowing, making continued building and streamlined local rules the clearest path to preserving buyer options. -

U.S. Active Listings Rise 5.6%
By Late-Q3 2026, US active listings were ↑~6% yearly, the third straight month of faster yearly growth, giving buyers a bit more leverage.
That gain followed a softer stretch: annual growth had slowed to ~2% in Late-Q2 2026, far below the ~17% pace recorded a year earlier.
National inventory still sat just under pre-pandemic levels in Late-Q3 2026, with 1.16M active listings, roughly ~5% below the comparable 2019 benchmark.
With mortgage rates and long-term yields at two-yr highs, demand cooled; with the slower season underway, buyers saw a little more negotiating room.
For a sharper local read, compare current active listings per 1K households with the 2018-2019 avg. to see whether supply is above pre-pandemic norms. -

Mortgage Rates Aren’t Backing Down Yet
As your trusted REALTORS here in Delaware, we know that mortgage rates hovering near 7% can make it feel like the door to your next home or investment is a little harder to open. With inflation remaining high and the possibility of another Fed hike, borrowing costs could climb even further, and those wider mortgage-backed securities spreads aren’t helping matters. For meaningful rate relief, we’d need to see sustained progress on inflation, steady long-term yields, and more encouraging signals from the Fed. Until then, it’s wise for buyers, sellers, and investors to plan around today’s rates, treating any future rate drop as a bonus rather than a guarantee. We’re here to help you navigate these shifting waters—whether you’re searching for a beach retreat or a family ranch, our experience and communication will help keep your goals front and center in any market.

Price Cuts Hit 1 in 5 Listings
This past Late-Q3, we saw an interesting shift across the market: about one in five properties listed experienced a price cut, while fewer than 6% of listings were pulled altogether. Sellers are clearly choosing to stay engaged, adjusting their expectations rather than stepping back. Mortgage rates—tracked by a leading data provider—rose from the high-6% range to above 7% by mid-month, making the environment even more challenging for buyers. Active inventory now tops 1.16 million homes, and the median listing price has softened by roughly 1% month-over-month to $419,300. That means buyers have a bit more room to negotiate, even as new listings slipped by about 2% to 395,000. Higher borrowing costs continue to weigh on buyers’ ability to leverage these shifts fully. As we move into Early-Q4, everyone is watching to see if these tougher conditions will mean deeper discounts, more frequent price adjustments, and longer times on market. Our team at The Coastal Real Estate Group is committed to providing you with the guidance and communication you need to navigate these evolving trends—whether you’re eyeing a beach retreat or an investment property in Delaware.
