We’re seeing a notable shift in the real estate landscape: during the rolling 3-month period ending Mid-Q3, sellers offered concessions in about 45% of US home sales—the highest Mid-Q3 level since at least 2020. This increase from approximately 43% a year prior points to a market where buyers have gained a bit more leverage, thanks to elevated inventory and lighter competition nationwide. These concessions often cover repairs, closing costs, or mortgage-rate buydowns, giving buyers more ways to manage their purchase costs beyond just negotiating the price. Sellers are adapting by using closing-cost credits and rate buydowns more frequently, creating more flexible negotiations and deal structures. About 16% of homes sold in Mid-Q3 even combined a price reduction with a concession, making it even more accessible for buyers to enter the market.
