  • Price Reductions Hit 20.4% of Active Listings

There’s been a notable shift in the housing market this mid-Q3, with 20.4% of active listings seeing price reductions across the country. As REALTORS with deep experience in Delaware’s unique market, we keep a close eye on these national trends because they often echo in our coastal and inland communities. The number of homes going under contract slipped by less than 1% year-over-year, ending an eight-month streak of gains—a clear sign that higher borrowing costs, with the 30-year fixed peaking near 6.7%, are giving buyers pause. Yet, the market remains active: the national median list price dropped to $424,500, active listings rose by about 4%, and new listings saw a slight dip. Fewer sellers pulled their homes off the market, with delistings down 13%, giving buyers more time and negotiation leverage. Strategic pricing has become essential for getting deals done in this climate. Looking ahead, the steadiness of mortgage rates—perhaps even more than their level—could tip the scales for both buyers and sellers. We’re committed to guiding you through these shifts with the insight, communication, and personal attention you expect from The Coastal Real Estate Group, helping you find the right opportunity whether you’re searching for your next home or investment in Sussex County and beyond.

  • The Best Time to Buy a Home in 2026

Timing can make all the difference when you’re considering a home purchase, and recent data sheds light on what buyers might expect in 2026. From September 27 to October 3, market conditions are projected to favor buyers—with a stronger national mix of inventory, less intense pricing, lighter competition, and a slower market pace. Active listings could rise 31.9% compared to the start of the year and 13.3% above the average week, giving you wider choices across the country. Listing prices are anticipated to be 3.5% below their seasonal peak, which could mean about $14,000 in savings on a median-priced home near $416,000. Competition typically drops by 30.1% from the annual high, and homes are expected to stay on the market around 64 days, giving buyers more breathing room. At Coastal Real Estate Group, we watch these trends closely to ensure our clients—from first-timers to seasoned investors—can navigate the Delaware market with confidence. Whether you’re looking for a beach escape or your next investment, our experience helps you take advantage of opportunities like these while keeping your goals front and center.

  • US Inventory Rebound Reached 18 States

As a team that’s walked clients through every kind of market in Delaware, we’re always watching for shifts that could impact your buying or selling experience. By mid-Q2 2024, 18 US states saw more homes for sale than they had in 2019—a real departure from the inventory crunch that’s defined the post-pandemic years. Even so, across the country, supply overall is still lagging behind pre-pandemic levels, though some states are seeing the tide turn.

What’s behind the change? Higher mortgage rates have eased some of the buyer rush, and stronger homebuilding has added more choices to the mix. For buyers, this means more selection and, in some areas, a little relief from runaway prices as supply ticks above those old benchmarks. Sellers, on the other hand, are facing more competition, making strategic pricing and standout presentation more important than ever.

Here in Delaware, we keep a close eye on these trends so we can help you navigate every shift—whether you’re searching for a beach retreat or preparing to list your family home. Our experience helps you stay one step ahead in a market that’s always moving.
